The Split Midtown – Developments Both Planned & Under Construction Between Broadway & West End Avenue.

I’ve found that a lot of publications reference Nashville Neighborhoods assuming the reader is already familiar with the area. However, as a new Resident, I found it difficult to pinpoint exactly where developments were happening.  I also noticed that as I talked to local Nashville Residents, even they didn’t know exactly where some of the references were. Since this is my first Midtown post, I figured I’d give more geographical reference. This should give context for those who may not be as familiar with every Nashville Community.

Midtown is located just west of Downtown Nashville. It stretches from 14th Ave N. to 31st Ave S, just before I-440. “The Split” is the intersection where Broadway & West End Ave. “Splits.”

Development around The Split in Midtown

The intersection where Broadway & West End Avenue splits has become the epicenter of new high-rise construction in Midtown. The “Broadwest Nashville” Development sits at the gateway of Midtown, approximately 1000 feet from what has been recently coined as “Upper Broadway”. Broadwest Nashville also presents challenges for future developments as they all compete for Downtown Nashville Views (Later Post Coming Soon). It’s important to note that this post does not represent every Development in Midtown. I will feature more Development Projects in Midtown in the coming weeks. Development #1 – Broadwest Nashville

Broadwest Nashville is a collective 1.2Million square feet development that consist of 3 major elements: The office tower will offer Class AA office space with a large retail component. The 34-Story Residential tower is anchored by a new Conrad Nashville by Hilton on the first 14 floors; high-end condominiums will cap the top 20 floors which includes 9 Penthouses. Condominium listings currently start in the Mid $600’s while Penthouses are listed for as much as $5Million.

Development #2Avalon Midtown

Immediately west of “Broadwest Nashville” is a parking lot which is slated to soon be a new 25 story tower. Avalon Midtown will offer Office Space as well as Hotel Rooms & Residential Units. Avalon Midtown will offer amenities including a rooftop pool as well as a retail component..

Development #3 – The Fray & Curio Collection By Hilton

Just South of The Split on Broadway is a new mixed-use development which will offer a Curio Collection by Hilton and Residential Apartment Units. Most notably, it appears the Hattie B’s and o the west of this development will remain once complete.

Development #4 – Cambria Hotel At Midtown Corkdorks

This is a rare Liquor Store & Hotel mixed-use Project just North of The Midtown Split. The Owner of Midtown Corkdorks acquired the adjacent property in 1999 for $500,000. Most notably it is located across the street from Tribe Nashville & Play Nashville bars on Church Street. While I never consider Corkdorks to be a boutique liquor store, they do provide a vast array of imported and domestic spirits which I soon learned were unique to this establishment. It is also refreshing to see a local business develop its property while maintaining a presence in the new development which is rare.

Development #5 – 1600 Patterson Street

Directly behind the Cambria at Midtown Corkdorks (Development #4), is a new residential development.  The yet to be named 1600 Patterson will offer studio, one-bedroom and two-bedroom apartments in two buildings. The Project will offer multiple amenities, including a sky lounge with city views in both buildings. Other amenities will include a fitness facility, a swimming pool with a bar, a canopy and a fire pit.

Development #6 – 2012 West End Ave.

2012 West End Ave is located on what was previously a two-parcel site home to a Jack in the Box and a Taco Bell. This new 25-story mixed-use building is next to the new boutique hotel, Graduate Nashville.
