
Earlier this year, a request for final site plan approval was filed for The Chartwell at Marathon ( The Chartwell) mixed-use development. It includes properties located at 801 12th Avenue North and 800 12th Avenue North adjacent to Downtown Nashville. Once to approved it would permit 379 multi-family Apartments, 11 Townhome Residences and 4,000 SF of Live/Work Flex Space. The total developed area square footage is 360,000 SF. The request was filed by Catalyst Design Group, applicant & Cumberland Trust Company, owner.

Designed by David Baker Architects & JJCA, the conceptual design appears to be promising by introducing a truly urban design. The ground level emphasizes walkability through interconnected walkways that connects residents to multiple lounges, courtyards, and other amenities. In addition, the proposed scale of the interior storefront glazing and brick facades reinforces the urban setting & connection to Marathon Village.

12th Avenue N


The most visible facade is along 12th Ave. North. It proposes two portals which provides access the interior courtyards:
1. The North portal proposes access for pedestrians & vehicles into the Private Drive with access to the parking garage.
2. The South portal is proposed as a pedestrian portal for Residents with access to retail and amenities.
Private Drive

The image above shows an elevation view of the private driveway through the North portal. The far left of the image is12th Ave North and the far right is 14th Ave North. The brown brick color is part of the main building. This has the entrance into the parking garage, the Leasing Lobby & Resident Lounge. The added white and gray panels are part of the west wing. There is also a multi-story portal into the resident courtyard between the main building and west wing.


Here is a slide compare photo of the private driveway. This view is from the courtyard connector portal headed towards 14th Ave N. A good reference point is the white panel color from the image above.
14th Ave North

Access to the smaller parcel of land is from 14th Ave N. It will include 11 Townhome Residences with a private driveway.
