
A request was filed to rezone from IR to SP zoning for 1300 & 1301 Herman Street. The request would permit a combined 695 multi-family residential units and commercial use space near Marathon Village. The request was filed by Smith Gee Studio on behalf of Nashville Tent & Awning Co.

The development will bring a second life to the Nashville Tent & Awning site and adjacent parking lot across the road. These two buildings will also add to current & planned residential projects. This brings the total proposed number of residential units well over 1,300. Here’s the quick rundown:

1300 Herman Street is located on the North-end of Herman Street. It will occupy the parking lot across from the main building. The ground floor consists of primarily residential & amenity uses. The lobby/leasing area is proposed at the corner of 12th Ave N and Herman Street. There is also access to the parking garage from the alley in the rear of the building. The building is proposed as 5-stories and there is a max capacity of 250 units for this site. However, the application states a total of 207.

1301 Herman Street


1301 Herman Street is located on the South-end of Herman Street & will replace the existing warehouse structure. The ground floor primarily consists of parking. However, there is a residential footprint as well as the lobby/leasing area fronting Herman Street. The commercial-use space is proposed at the corner of 12th Ave N and Herman. Access to the parking garage is from 14th Ave North on this building. The building is proposed as 7-stories and there is a max capacity of 445 units for this site.
