CA South, known for its modern Condo & Townhome collection in Nashville is pushing the envelope yet again. Designed by Barnett Design Studio, Pie Town Condos introduces a new design aesthetic absent from the current market.

Pie Town is a small neighborhood in downtown Nashville situated between the Gulch & Rutledge Hill. The area primarily consists of updated industrial structures with new uses and has a rich African American & religious history. Pie Town condos is located at the intersection of Middleton Street & 7th Avenue South.

Modeled after the Edition Hotel in Los Angeles, this development will bring a sense of place and livability to this corner of Pie Town; which currently has no major residential development. Exterior materials include large cased windows, corrugated metal wall panels, wood-look anodized aluminum screens, plaster window surrounds, and concrete at the 2 podium levels. Construction is in its early stages and delivery is set for 1st Quarter 2022. Here is your development rundown:

Building Stats
Pie Town Condos will feature 1, 2, & 3-bedroom floor plans which all feature its own unique view of Nashville. The first two levels of the development functions as a liner which conceals the parking garage. There are also amenity features atop both the parking garage as well as the roof of the building structure, here’s a quick summary:

- Square Footage: +/- 38,590 SF
- Site Area: .94 Acres

Basement Level – The entrance into the Basement Level Parking garage is located near the intersection of Middleton Street & 7th Avenue South. There are also two proposed office/retail entrances that flank the entrance of the garage. Both retail spaces feature storefront windows that front 7th Avenue South and create a combined +/- 4,475 SF of office/retail space.

Level 1 – The main level features a public circulation terrace that spans the length of the building facade. Some of the functions of the level 1 (from left to right) include:

- Mailroom
- Resident Lobby

Residences

The Residential units primarily occupy the next 6 levels, although level 5 features all two-level residences with mezzanines. The “penthouse” or mezzanine units typically feature nearly 18-foot high ceilings in the living areas. Generally, all residences have a terrace which occupies the length of the unit. The mezzanine levels are typically over the kitchens and feature a bedroom and full bath.

Amenities

There are two major resident amenities included in this development. The 1st is a pool deck which is located above the parking deck on level 2. It’s an expansive space that will feature planters, seating, access to the fitness center & clubhouse. It will also offer views of the gulch.
The other large amenity space is on the rooftop which features 360-degree views of downtown Nashville. Other amenities included in the preliminary plan includes:

The Neighborhood

PieTown
According to CA South, Pie Town is set to be one of the next trendy development pockets in Nashville. I spent nearly two years living in the gulch and never ventured into Pie Town until this past weekend. I found it to be very eccentric and agree that it is primed to become a great place to live.
The development is surrounded by some great establishments and the scale of Pie Town Condos appears to be a good fit. Some of the adjacent establishments include:

- City Winery
