Years after its inception, the vision for the Gulch in Nashville continues to serve as a catalyst for a more walkable, livable, and complete downtown neighborhood. Although the Gulch serves as a popular tourist destination, the number of planned residential units currently outpace the number of hotel keys.

I lived in both South & North Gulch my 1st 18 months in Nashville. That experience played a big part in what led to my permanent relocation from Washington, D.C. to Nashville. The energy from the tourism industry coupled with more neighborhood amenities such as the Turnip Truck, Publix, & Frankie Pierce Park made the Gulch a unique experience.


Gulch Master Plan

In 2001, the City of Nashville designated MarketStreet Enterprises as the Master Developer of the Gulch, the only such designation in the city’s history. Once the site of Nashville’s bustling railroad yard, the Gulch today is home to a dynamic mix of hospitality, retail, entertainment, office, and residential offerings.
The span of the Gulch was initially between 8th Ave South and Broadway. Today the span of the gulch reaches the border of Marathon Village. The Gulch name also frequently spills over into other “established” neighborhoods such as Pie Town. I preface established because the Nashville Neighborhood boundary map states that boundary lines continue to evolve.

The gulch today is now broken into sub districts (mostly developer driven) given the size of some of the new developments. Gulch Central is the latest addition which is essentially bounded by Broadway & Church Street. All three sub districts have a different look, feel, lifestyle offerings, are all connected by a Greenway trail and other pedestrian focused infrastructure. Haven At The Gulch

Albion in the Gulch is a new 20-story development located in Nashville’s Gulch. According to Albion Residential, this one-of-a-kind community will offer a mix of studio, 1, and 2-bedroom apartments as well as 3 bedroom 2-story penthouses; all with the highest-end interiors in Nashville. It will also feature cutting edge amenities in addition to a coffee shop in the lobby and rooftop pool with a tiki bar on the 20th floor. Here’s the quick run down:

Paseo South Gulch

Designed by ESa, the development includes the historic preservation of the both the Vorhees and Antiques buildings and the addition of Tower 2. The overall development will create a pedestrian experience with activated alleyways with outdoor dining, elevated plazas, as well as covered walkways with outdoor dining and retail. Modera Gulch

Modera Gulch is a luxe mixed-use community in The Gulch neighborhood. Modera Gulch will offer 378 studio, one, two, and three-bedroom apartment homes with den layouts available. The community also features 17,850 square feet of ground-floor retail space. First move-ins are anticipated for late 2022.

Gibson Residences

Designed by ESA, The Gibson Residences will replace the former Gibson Guitar property on Church Street. Once completed, The Gibson Residences will further activate the Church Street Viaduct, along with Asurion, Amazon and a popular intersection of the Gulch.
The development will feature 380 one and two-bedroom apartment units. While occupying as much of the city edge conditions as possible, the development activates the unused alley into pedestrian-friendly retail space. Amenities include a fitness center, pool deck, dog park, ample retail space, public parking, and a monument stair to Church Street.
