

Millcreek Residential is preparing to make its presence known along the “new” Nashville skyline with the 1212 McGavock Street Development. The site is positioned in a prominent location between GBT’s One22One office development and Gulch Union, an office & residential mixed-use development.
1212 McGavock joins a host of new developments that will soon complete the infill of vacant parcels surrounding the Nashville Gulch area. Combined, this will create millions of square feet of Trophy Class Office & Residential mixed-use development, in addition to boutique hotels & entertainment venues. The map below is a representative sample of some the active developments adjacent to 1212 McGavock.

A request was filed late last week for an overall height modification on properties located on McGavock Street. Once approved, the request will pave the way for the new 28-story mixed-use development on the 0.79 acres site. Here’s the quick rundown:

Overall Development

The development proposes 400 units which are positioned over 7 levels structured parking & 1 level of commercial and back-of-house (BOH) uses. The proposed Ground Floor plan can be seen on the image below.

The project also takes design queues from the adjacent One22One office development’s folding glass façade. This can be seen on the building’s south facade along McGavock Street.

Like many of the new developments, 1212 McGavock will feature a host of both Indoor and outdoor amenities. Such amenities include:

- Clubhouse
- Lounge
- Dog park
Exterior Materials
The Proposed building materials are what really set 1212 McGavock apart from other mixed-use development sites. The selection of materials will preserve the look and intended aesthetic for years to come, which is key to skyline defining developments.

Retail facades on the ground floor consist of storefront glazing with brick & fiber cement accents which will hold up well in the pedestrian heavy Gulch area. The dark brick also accents the resident monument lobby and BOH areas along the alley facades.

The residential dwellings which line the parking podium transition to a white brick which is complemented by aluminum framed windows and wood-look plank accents.

The tower set-back uses a combination of white clad metal panels, a variety of fiber cement panel accents, glass railings, and floor to ceiling window walls.
McGavock Street


The ground floor on McGavock Street has the resident lobby on the east-end of the building which reduces vehicular interface with highway traffic. The remainder of the ground floor is proposed as storefront retail.

The next 3 levels consist of residential dwelling units. These units conceal the 3 levels of above ground parking. This design approach creates a more pedestrian focused circulation and a neighborhood feel. The remaining 24 levels are set back and consist of residential dwellings.
13th Avenue South

The west facade fronts 13th Avenue South and is activated by retail uses. Additionally, it emphasizes a pedestrian friendly streetscape. Site features includes a 10′ pedestrian zone with a landscaped buffer between the road and sidewalk. There is also a 12′ covered terrace that spans the entire west facade and part of the south facade.

Landscape improvements includes trees in grates in the landscape buffer, bike racks, lighting, realigning the curb and gutter, and retaining walls.
