
Broussard Mechanical is planning to expand its existing footprint with a new 6000 SF mixed-use development. In a recent permit request, the Owner is requesting to rezone its current industrial/warehouse designation to SP zoning. Once approved, the request will allow for the mixed-use development on the 5.3-acre site. The request was submitted on behalf of Barge Cauthen on behalf of the Owner. Here’s the quick rundown:

Designed by Manuel Zeitlin Architects, level 1 consists of 2500 SF of office space for Broussard Mechanical. The office space entrance fronts Lemuel Road as it does today, with a more modern aesthetic.

Level 2 of Broussard Mechanical mixed-use consist of two, 1250 SF multi-family Garage units. The two multi-level units have terraces which face Lemuel Road. Access to the multi-family units is from the north facade of the property.
