Urban Grout Commercial Real Estate has kicked off the construction of 609 Merritt Avenue. Designed by Pfeffer Torode, 609 Merritt Ave. is a 10,000 SF adaptive reuse project. The property is located directly across from the Finery Development; it is also surrounded by new multi-family developments under construction. Level 2
The west facade faces the existing parking lot. Construction on the second floor consists of 7 new modern storefront glazing systems with canopies. The existing corrugated metal siding which frames the new storefront systems will be painted and repaired.
The new design also activates the second floor with the addition of a new steel walkway and decorative guardrail. The suspended walkway compensates for the slope of the parking lot. There is also a new exterior stair down to Level 1. The North Facade proposes 3 expansive windows which will face Merritt Avenue.
Level 1
The ground floor introduces new street activation along Merritt Avenue. There is a new raised outdoor seating area which is formed by a new vertical plank concrete retaining wall. The new modern storefront glazing system on level 1 creates a backdrop for the new seating area.
Overall, the contrast of colors and materials introduce a modern and durable aesthetic. The development will continue the trend of newly found character in the Wedgewood-Houston neighborhood.
Also of note, the warehouse located next to this development (605 Merritt Ave.) is listed for sale by Ben Mosley at Cushman & Wakefield. 605 Merritt Avenue is approximately 8,000 square feet.
