
A request was filed to rezone properties along the popular 12th Avenue South corridor to SP Zoning. The properties are located between Linden & Lawrence Avenues and currently the site of Tabernacle Missionary Baptist Church. Once approve the request would permit a mixed-use development on the 1.87 acre site. The request was made by Barge Cauthen and Associates on behalf of Tabernacle Missionary Baptist Church. The development consists of 5 modern-industrial style structures which front 12th Ave South. Uses for the space include retail, restaurant, & Office spaces with service corridors. The new zoning would also allow for residential, short term rentals, & hotel uses.

The parking garage sits below grade on 12th Ave. South, however, access to and from the garage is at the ground level of the alley. The garage is ventilated through openings in the building’s facade which are concealed by green screens. This can be seen in the image above.
The next 3 levels consist of a combination of retail, restaurant, cafe & office spaces. Circulation around the 5 structures is through an internal courtyard that opens to 12th Avenue South. There is also a breezeway and covered outdoor dining areas. Below are a couple of additional renderings included in the submitted plan. The development is scheduled to appear on the 10/14/21 Metro Planning Agenda.
