
Developed by Vintage South, Breeze Block will bring 39,000 SF of new commercial development in addition to 24 modern townhomes to the Charlotte Park Community. Financing for the Commercial-use is by Servis 1st Bank; the residential component is financed by First Farmers.

Located at the corner of Robertson & Vernon Avenues, the developer noted that,” We feel like Breeze Block will be able to do for Charlotte Park what Stocking 51 has done for The Nations”. The commercial component will include the adaptive reuse of the Proctor Marble & Granite building & will serve as a new hub for the neighborhood. Here is the updated development rundown:

The site plan below was included in the initial request and provides insight into the overall development concept. A couple of key things to note about the parking is that 48 parking spaces are provided for the residential component and 32 of those will be parked in garages. The plan proposes 154 parking spaces for the commercial use.

Here is a slide compare photo of the existing building at the intersection of Robertson & Vernon. It is proposed as approximately 23,000 SF of retail/office space.

That and a crosswalk, it was not the safest experience taking those pictures over the weekend. The road has no stop signs or lights for almost 2000 feet.
