CIG Communities is progressing towards the design development phase of a new mixed-use development on 469 Chestnut street in Wedgewood Houston. In this phase of the design, CIG emphasized that they are looking for feedback from the community.


In a press release Christian Dial, Vice President of Development at CIG Communities stated,
”Our goal is to work through the community and planning process to ultimately create a project that will enhance what is already an incredible neighborhood in Wedgewood Houston”.

The request has been filled with Metro planning to rezone the property to from IR to SP zoning. Once approved, the request will permit the mixed use development on the 0.94 acre site. The request was made by Fulmer Lucas on behalf of Chestnut Street Partners. Here’s the quick rundown:

The development is its early stages, however, one of the more notable features is that it will be anchored by one of the fastest growing regional breweries, Braxton Brewing Company. Braxton would occupy at minimum 4,500 sf on the ground floor and approximately 3,500 sf on the rooftop.
Building amenities are envisioned to include coworking spaces, a swimming pool, fitness center and amenity area on the second level. It would also encompass a bike repair workstation as well as electric car charging stations to encourage sustainable travel. All on-site parking will be self-contained within the project.

Through an ongoing community engagement process, CIG will seek input on project design, a mural that promotes Wedgewood Houston’s history, local artist installations, as well as direction on the property’s name and overall branding strategy.
