ESa has submitted plans for the construction of a new 26-story mixed-use residence. The development will front both the Church Street viaduct & 11th Avenue North in the Nashville Gulch. The new development will join the Asurion Headquarters to the East, Pins Mechanical to the South, and another ESa designed tower to the West. The development is seeking three modifications to the existing Downtown Code and 6 Floors of Bonus Height. The request was submitted by ESa on behalf of the property Owner. Here’s the quick rundown:

Overall Building Notes
The ground floor activates 11th Ave North, Lower Church Street & Comer Alley. The development proposes nearly 12,000 Sf of retail space which fronts 11th Avenue North. Lower Church Street includes an entrance into the parking garage, a loading dock, and other back-of-house spaces. There is a secondary resident lobby located along Comer Alley.

Activation along the upper Church Street Viaduct includes a covered parking entryway with arrivals area. This is located to the East of the development closest to the Asurion HQ. The West side of the tower includes a little over 5,000 SF of retail space, the resident lobby, leasing area, and resident common areas. There is also a monument stair that is shared by both towers which gets you access between Comer Alley & Upper Church Street.
The second floor proposes a substantial amenity zone with a large multi-purpose room, social lounge, pool deck, indoor/outdoor gym, grilling areas, and lots of green space.
The development proposes a mix of Jr-One, One, Two, and 3-Bedroom units throughout. The top three levels feature even larger 2 and 3 bedroom units with an outdoor terrace. The expansiveness of the units with the outdoor terrace can be seen in the image below.
