Plans have been submitted for the white-box renovation of a vacant warehouse in the Nashville Gulch. The property is strategically located at the corner of Overton & Mansion Streets.

The Gulch real estate market is one of the hottest in Nashville and warehouse refresh projects have proven successful for the area. Back in 2019, the warehouse property directly across the street received a similar refresh and is now home to Patagonia and Superica. The property also sits next to Barista Parlor Golden Sound. The development includes both interior and exterior upgrades to the existing building structure. Exterior modifications includes the infill of existing openings as well as creating new openings for the retail storefronts. There is also a new stair and elevated walkway on Mansion Street (shown in the image above).

Interior renovations include the buildout of 3 separate white box suites. Suite A is 4,534 SF and can accommodate a restaurant tenant. Suite B is 1,558 SF and is a retail fit-out; Suite C is 2,603 SF and can accommodate a fitness/exercise studio. As the project progresses I will reach out to the developer on tenant updates.
