Hill Center is a newly proposed mixed-use development in the heart of Germantown. It is located just a block away from the Nashville Sounds Ball Park, and a short walk to Top Golf, River North, and the East Bank.

Plans have been filed by Barge Cauthen to rezone the vacant site, which will activate this full city block. Once approved, the request will permit the office, retail, and residential mixed-use development. Here’s the development rundown:

Jefferson Street


The ground level of Jefferson Street proposes a 37,000 SF Grocery/Retail tenant space near the corner of 4th & Jefferson. There is additional retail space & lobby entrance near the corner of 5th & Jefferson. The retail is capped by 110,000 SF of office space.
Hardscape improvements include a 4-foot grass strip, and 10-foot sidewalks. There are also pavers in the outdoor seating areas as well as bio retention plantings and bike racks.
5th Avenue N


The building transitions to a more residential scale on 5th Ave North. There is a proposed multifamily building with ground floor retail at the corner of 5th Ave & Madison Street. There is also access into the parking garage and exit from loading dock area. The bike racks and outdoor seating also extend to 5th Ave N. The sidewalks along 5th Avenue are proposed as brick pavers.
Madison Street


Madison street is lined with a row of townhomes as well as street level parking spaces. The townhomes are flanked by the two multifamily buildings on 4th & 5th Avenues. Brick pavers, bike racks, and sidewalks are also proposed on Madison Street.
4th Avenue N


4th Avenue North also features a multifamily building with ground floor retail. There is another access point into the parking garage as well as the entrance into the loading dock area. The brick sidewalks, bike racks, and landscape improvements also extend to 4th Ave.
