An application for final site plan approval has been submitted for 1212 McGavock. The development is located in the Nashville Gulch next to GBT’s one22one development.
The development has a few minor modifications from the initial submission. For a more detailed rundown of 1212 McGavock click the banner at the bottom of this article. Here is a quick summary of the changes.


Ground Floor

The location of the resident lobby remains on McGavock Street. However, the lobby has more than doubled in size from the initial submission. The exact program is not shown, however, that is typical in this phase of design.
The retail space on 13th Avenue has slightly decreased in square footage. This is partly due to the expanded pedestrian circulation and resident lobby.
Pedestrian Circulation

Circulation around the property on McGavock and 13th Avenue was primarily concentrated on perimeter sidewalks. Access has been expanded with the addition of a monument stair that gets you to the retail storefronts, which are set back from the sidewalk. This is probably one of the best modifications given the proximity of existing sidewalk infrastructure to traffic. It will give a safe buffer once pedestrian activity increase.
Building Layout
The revised plan shows reconfigured spaces on the ground levels as well as conceptual layouts of the residential units. The units are unique with angles and balcony configurations that add architectural interest.
Level 5 has a two-story amenity/services area along with residential units. The amenity space also extends to the outdoors.
Levels 7-27 features the typical unit layouts within the tower. The angles of the structure will provide views unique to each of the residences.
Level 28 features expansive penthouse units with walls of windows and terraces. There is also a true roof top pool amenity which sits nearly 400 feet above the street. The pool amenity will offer amazing views of the future Beaman Site & Reed District in Midtown.
Building height –

The team achieved bonus height for the 28-story structure by providing the following:
- Below Grade Parking & Garage Liner Units
- Public Parking
- Inclusion of Sustainability Requirements
- Transfer of Bonus Height
