Speculation along the busy Dickerson Pike corridor continues to become a reality. To that end, both local and regional firms are charged with designing and developing this major corridor into downtown Nashville. Like similar new proposals along Dickerson Pike, the inclusion of ground floor retail is paramount. Given the transformative nature of these projects, the retail component is critical in sustaining the economic life cycle of these developments in the coming years.


This site, brokered by The Cauble Group, was already zoned for mixed use when it sold last year. A request for final site plan approval was recently submitted for the properties located on 2820 & 2828 Dickerson Pike. Once approved the plan will make way for the mixed-use development on the 13.34-acre site. The plan was submitted by Catalyst Design Group on behalf of Middle Street Partners, LLC. The development proposes a new public road which creates a new (much needed) intersection at Dickerson Pike and Alhambra Circle. Although no pedestrian infrastructure is proposed, such as a HAWK signal or crosswalk across Dickerson Pike; the street alignment makes it possible in the future. The parking counts may be considered high, however, the location of the public Road & multifamily buildings create a walkable main street that feels connected to Dickerson Pike.
Buildings 1000 & 2000
Buildings 1000 & 2000 front Dickerson Pike. Building 1000 is located on the north end of the new public road. It activates the sidewalk with ground floor residential, restaurant, and retail space. Parking for the retail component is at the rear of the property. Building 2000 is primarily residential and also activates the sidewalk. All 5 buildings have an adjacent 6-bay covered garage, in addition to the surface level parking.
Buildings 3000 & 4000
The next two buildings anchor the center of the development. Building 3000 features the leasing office while building 4000 features the fitness center. The pool deck is situated between the two buildings and fronts the new public road.
Building 5000
Building 5000 is situated on the west end of the property. The building primarily consists of residential units. The Dog Park & Dog House / Maintenance Building are also located near building 5000.
