The former site of an O’Reilly Auto Parts is eyed for a new 10-story mixed use development. The site address is 801 Monroe Street and is located at the corner of Rosa Parks & Monroe. The site has remained primarily dormant since the Tornado that devastated Nashville in 2020.

Designed by STG Design, the proposed project will extend residential scale development along Rosa L Parks Boulevard. The development is zoned DTC and located within the Phillips-Jackson Street Redevelopment District Overlay. Once the request for height modification is approved, it will permit a ten-story building on Rosa L Parks Boulevard, a five-story building on Monroe Street and a four-story building on 9th Avenue North. Overall, the preliminary plan proposes 2 levels of underground parking, street level retail, and two substantial amenity decks. The ground floor proposes two retail spaces with outdoor patios along Rosa L Parks Blvd.


The entrance into the building is proposed on Monroe Street and is activated by residential units with street access. Amenities on the ground floor include a pool with amenity deck, substantial fitness center, and coworking lounge. There is another pool on the 5th floor with access to a large clubhouse and rooftop amenity. The plan is in its preliminary stages and has been deferred to the 2/10/22 Planning Commission Meeting.
