The garage structure at the corner of Chet Atkins Place & 18th Ave is gearing up for a major transformation. The development is named The Sound At Music Row and will add more than 100,000 SF of mixed use office. The building massing and setbacks are planned in such a way to continue to allow light and air across adjacent properties & provide a defined public realm along the streetscape.

The project was previously approved back in 2019, however that application has expired. According to the new application, the design team will address the conditions made in the previous BZA approval. Those conditions involve better integration of the parking garage into the building design as well as streetscape elements. Some of the recommendations include modifying the garage screening, specifically the proposed material, transparency, and delineation.

The adaptive reuse of the structure also supports the goals of the Music Row Vision Plan. This is executed by creating an active street with a retail and lobby component on the ground level, and office on the upper levels. The video below provides more context of the site’s changes.

The ground floor activates the sidewalk with the addition of retail and lobby spaces. The first two levels of the office facade are aligned with the face of the existing garage. The next two levels are setback which reduces the scale from the street. All 4 levels of the office feature glazed window walls with Balcony sections and outdoor common areas throughout.
