The MILES Apartments (MILES) is a newly proposed mixed-use development in Downtown Nashville. Located at the corner of Rep. John Lewis Way & Lea Ave, the development will transform the surface parking site into a modern mixed-use tower. Designed by Earl Swensson & Associates, the new development will introduce a new level of street activation and design inspiration. The building façade proposes a mix of aluminum window systems, brick, and concrete clad panels with wood accents.



The developer has submitted a request for an overall height modification for the site. The site is allowed 8-stories by-right with 3 additional floors using the Bonus Height Program. Additionally, the project is requesting another 8 Floors beyond the Bonus Height Program for a total of 19 floors. The site also proposes 3 levels of underground parking. Like many areas in Nashville, surrounding properties are also seeing a lot of development activity. The map below gives a sample of projects, some which rise as high as 46 floors. The ground floor of the MILES will provide exceptional street activation given the building’s positioning. The development proposes more than 10,000 SF of street level retail, shown in purple in the image above. The retail activation starts on Lea Ave and wraps around Rep John Lewis way. The retail anchors the North & South Towers. The development also features a pocket park with great pedestrian circulation as well as visual relief from vehicular traffic. The resident lobby anchors the pocket park with access to retail spaces as well. Slide the image below for a view into the pocket park.


The design is in the preliminary phase, however, some of the proposed amenities can be seen in the building massing and plans. The most significant amenity elements are the midspan open plaza on the south tower and the expansive rooftop pool deck. Some of the other proposed amenities include bike and resident storage and a dog spa.
