Hillsboro Town Centre is a new mixed-use project propose at the Bradford Center on Hillsboro Road. Located near the corner of Warfield Drive & Hillsboro Pike, the project will replace 3 building parcels in the existing shopping center. The site is also located directly across from the Hill Center shopping district.

A request for final site plan approval has been submitted for the 3 properties located at 4094, 4100, and 4102 Hillsboro Pike. The site is also located within the Green Hills Urban Design Overlay District. Once the request is approved, it will allow for the 22-story mixed-use development on the 1.57-acres site. The request was submitted by Kimley-Horn, on behalf of 2121 Abbott Martin Partners, LLC. Here’s the quick rundown:

The 22-story Hillsboro Town Centre will include entertainment restaurants, retail, and residential apartment uses. The project proposes one level of below grade parking and 4 levels of above ground parking. The 264 apartments are composed of studio, 1, 2, & 3-bedroom units. The amenity level is proposed on level 5 and features an expansive pool deck; there is also a clubhouse located on level 14.

The development brings the retail closer to Hillsboro Pike and splits the shopping center in two. The existing curb cut shifts to the center of the property and provides access to both the parking garage & the retail paseo. The Hillsboro Pike entrance also gets you access to the rear of the property.

The restaurant & retail spaces have access from both Hillsboro Pike & from the covered retail Paseo. The resident lobby & leasing office is also located in the Paseo. The plan shows the pedestrian circulation separated from the vehicular traffic with a 6 inch curb. A signage plan for traffic calming & speed limits inside of the paeso was not detailed in the plan.
