Alta Rochelle is a new residential development located at the corner of South Street & 12th Avenue South in Edgehill. The current site of the Rochelle Center, the development is set to bring 355 new residential units to the neighborhood.
The plan for Alta Rochelle was submitted back in September of 2021 and was recently approved in the February 2022 Metro Planning Commission meeting. There were a few changes from the original plan, the most significant being the reduction of units from 370 to 355. The reduction of units appears to have been for an additional courtyard facing South Street.
Edgehill is located only a short walk to Downtown & the Nashville Gulch. New construction in Edgehill has primarily consisted of two-family residences. However, recent development activity in the neighborhood looks to introduce a new wave of high-density multifamily development. This includes a mix of affordable, attainable, market rate, rental & purchase options. Here’s the quick rundown:

The development’s main address is located on Southside Court. The street consists of newer one & two-family homes that lists for at least $1 Million. The new development will activate the sidewalk of the current Rochelle Center by bringing the building frontage closer to the street. Additionally, new pedestrian infrastructure and units that walkout to the sidewalk will also bring further activation. There is no proposed retail on this street.
South Street sits a few feet lower than Southside Court and allows for additional levels of both residential and amenity spaces. South Street also includes the entrance courtyard into the parking lot and leasing center (shown above). Amenities throughout the development include multiple rooftop plazas, a rooftop pool deck above the concealed parking garage, co working spaces, multiple courtyards, and green spaces.
