Neuhoff Germantown is a new mixed-use District along the Cumberland River Waterfront. Blocks 1 & 2 include a new mixed-use office building & the adaptive reuse of the former Neuhoff meat packaging plant. The two parcels are situated along Adams Street between Taylor & Monroe Streets.



New City Properties acquired the 14-acre site in the Germantown neighborhood in 2019. They enlisted the design services of Smith Gee Studio for the adaptive reuse component, S9 Architects as the master planner, and HKS as the Designer of Record for the entire site. Here’s the quick rundown:

Block 1

Block 1 consists of the Mixed-use Office East building. The 14-story structure will feature a stepped design with views of the Cumberland River. It will also bridge over Adams Street and connect to the building in Block 3. The bridge connector is shown in the image below.

The entrance into the office Lobby is located in a new plaza between blocks 1 & 2. There is also more than 7,500 SF of retail space with access to the plaza. The office space on the floors above have amenity terraces that takes advantage of the building’s architecture.

Block 2

Block 2 includes the adaptive reuse of the existing curved building. The basement and first level of the curved building is divided into 3 zones. On the basement level, Zone A proposes an expansive food hall concept which opens up to Level 1. It includes shell space for food vendors, future bars and restaurants. Zone B proposes shell space for a future gym that also opens up to level 1. It also includes a retail shell which opens up to an outdoor plaza. Zone C primarily consists of the outdoor plaza on this level.


On level 1, Zone A proposes a new breezeway with an entrance into the food hall. There is also a large retail shell space with access to an exterior catwalk which overlooks the river. Zone B also includes a new exterior breezeway which opens up to an exterior courtyard and even more retail space.



Levels 2 – 4 consist of the office suites. There is a roof terrace on level 3 which sits behind the exposed concrete and brick structure on Adams St. Level 5 has a covered exterior porch with outdoor food prep area. There is also a large meeting room and lounge area on level 5.

Separate, but what about the parcel along 2nd, any ideas?
Yes, I reached out for some additional renderings. Once I hear back I will post an update.
The 2nd Ave site has started demolition. I havnt come across the latest plans yet.
