The Riverside is a new mixed-use District located along West Trinity Lane & the Cumberland River. The plan for Riverside has been years in the making and getting closer to becoming a reality. New renderings were released back in October of 2021 by Ewing Properties who partnered with architect Skidmore, Owings, & Merrill (SOM). The renderings gave overall context to the scale, presence, and architectural direction for the development.


A request was filed late last week to rezone from R8 and SP to SP zoning for various properties along W Trinity Lane. The collection of properties in the request total nearly 70-acres. Once approved, the request will permit a mixed-use development on the prominent North Nashville site. The request was made by SOM on behalf of the owner.


According to the application, the Riverside is envisioned to be a new waterfront neighborhood. The project is intended to be a mixed-use, multi-purpose place with residential, commercial, office, and hospitality uses. The proposed plan will support the creation of a significant new publicly accessible park. The site is located across the river from MetroCenter which is also seeing an increase of development activity along the Cumberland. Here’s the quick rundown:

The earlier Press Release announced the Riverside as a proposed 5 million SF of residential, office, restaurant, and shopping spaces. Additionally, it will bring three distinct public parks that will encompass over 25 acres of the total community. The release also noted that the development would connect North Nashville to downtown by water taxis.
The project is planned for the 5/12/22 Metro Planning Agenda. Here is a look at additional renderings included in the plan.
