Plans have been submitted for the redevelopment of multiple properties in the fast-growing Wedgewood-Houston neighborhood. The project is composed of two different site locations with a total of 6 new development projects:
- Site A proposes 3 mixed-use buildings along Houston Street between Martin & Brown Streets.
- Site B proposes another 3 buildings along Humphreys Street between Martin & Pillow Streets.


Located in Council District 17, the project includes office & residential development over storefront retail. The retail component activates nearly all street facing frontage with the exception of lobbies and BOH spaces. Additionally, the plan includes a historic preservation component.

A request for final site plan approval for a collection of 12 Properties was recently submitted. Once approved, the 6.12 acres will permit a mixed-use development. The request was submitted by Barge Cauthen & Associates on behalf of Nashville Phase III Property Holder LLC. Here’s the quick rundown:

Site A

Site A includes Buildings A, B, & C. Building A is proposed as residential mixed-use while buildings B & C are proposed as office mixed-use. Please note that they are not to scale and that the submitted plans should be referenced for actual heights, location, & dimensions.
Building A

Building A is proposed as a 4-story residential building with 1 level of below grade parking. The building is located along Houston & Martin streets. The building lobby and 3rd floor pool deck amenity is proposed on Houston Street; the garage entrance is proposed on Humphreys Street. The building sits at 3 stories along the property line on both Martin & Humphreys streets and has a setback on the 4th level. Martin Street sits at the 4-story elevation

Building B

Building B is located on Humphreys Street and is proposed as a 4-story office mixed-use development. The 4th level also has a setback facing Humphreys Street. Retail spaces face Humphreys Street while the lobby frontage is along a paseo between the proposed building and townhomes to the right. The paseo leads to a new plaza which allows access to all three proposed buildings.


Building C

Building C is proposed as a 4-story office mixed-use development located at the corner of Houston & Brown Streets. The 4th level also has a setback facing Houston Street. Retail spaces face both Houston & Brown Streets. The lobby faces both the interior plaza and Brown Street.




Site B

Site B is bordered by Humphreys & Martin Streets and includes Buildings D, E, and F. Buildings D and F are proposed as residential mixed-use, while Building E is proposed as office mixed use. Site B also includes the historic preservation of Merritt Mansion. The historic property will serve as the center piece of the great lawn and pedestrian plazas. The great lawn & plaza sits slightly above Humphreys Street and has vehicular access via a private drive.

Building D

Building D is a proposed 6-story residential mixed use building with street level retail. It is the largest building in the development and is divided into 3 wings. The North Wing faces Humphreys Street and proposes a 5-story building with 2 levels of below grade parking. The building sits at 4 stories along the property line and has a setback on level 5. The North Wing also faces the Great Lawn and has a pedestrian plaza on Humphreys Street.

The West Wing of Building D faces Martin Street and sits next to the mass-timber office building developed by Hines. The West Wing sits at 4 stories along Martin Street; levels 5 & 6 are set back. There is also a rooftop pool amenity deck located in the West Wing.

The South Wing of Building D sits behind the mass timber office development and is 5 stories with 3 levels of basement parking. The South Wing also faces the Great Lawn closest to the historic Merritt Mansion.

Building E

Building E is a 4 Story mixed-use office building fronting Humphreys Street and the Great lawn. The building has a setback on the 4th Level and two levels of below grade parking.

Building F

Building F is a 4-story residential mixed use building with 2-3 levels of below grade parking. Building F primarily faces the Great lawn and Merritt Mansion.
