Work on the adaptive reuse project, Breeze Block, is starting to take shape in West Nashville. The former home of Proctor Marble & Granite will soon become a new Mixed-use development. The property is located at 6100 Robertson Avenue.

With 39,000 SF of commercial space and 24 townhomes, Breeze Block will become the new neighborhood hub of Charlotte Park. The project will bring the first office, retail, and restaurant tenants to this centrally located neighborhood. The project is developed by Vintage South, a developer known for transforming neighborhoods through adaptive reuse projects.

The project is designed by Centric Architecture and includes three major components:
- The adaptive reuse of the existing building.
- The addition of a new two-story building.
- 24 new townhomes.

Adaptive Reuse

The existing building is located near the intersection of Robertson & Vernon. The adaptive reuse component involves selective demolition and re-building of parts of the existing building. There is storefront access to tenant spaces from both Robertson & Vernon Avenues. There is also a new interior corridor with common restrooms and access to tenant spaces. The corridor spans from Vernon Avenue to a new breezeway between the existing building and the new two-story addition. The two images below are conceptual views of the main corridor looking towards Vernon Avenue.

2 Story Addition

The next component is the addition of the 6,000 SF two-story building. There is storefront access to the tenant spaces along Robinson Avenue. The entrance into the interior corridor is located near the parking lot at the rear of the building. There is also an entrance in the breezeway between the two buildings. The conceptual images below show the interior corridor:

Townhomes

The site also includes 24 new townhomes. The three-story homes will include 3-bedrooms, 2-car garage, and front porches. There are 12 townhomes which will line Vernon Avenue; the remaining 12 are interior to the property. The site also includes two community green spaces.
