Plans were recently submitted for 4 multifamily units and a surface lot in North Nashville. The property is situated near Meharry Medical College and adjacent to the I40 overpass. The address is 2405B Jefferson Street.

The proposed homes would join a cluster of recently completed townhomes around the site. The plans call for the demolition of the existing residence and replaces it with 4 two-bedroom townhomes. An application was filed for special exception from the landscape buffer and parking design requirements. Once approved, this would allow the project to proceed to the permitting phase. Here’s the quick rundown:

Development Rundown

Mayes Quadplex Development
- What’s Now: Single Family Residence
- What’s Next: Multifamily Development
- Owner: Tracy & Karen Mayes
- Engineer: SWS Engineering

The conceptual design of the homes is a product fairly new to the area. What the homes lack in width it makes up in expansive windows and is a fairly good use of a long & narrow lot.

The first floor includes the living area which features a full kitchen, breakfast bar, laundry, & powder rooms. The second & third floors feature the two bedrooms, one on each floor. They both include a large closet and full bathroom. The roof top showcases a nicely size patio with a trellis. The end units feature expansive floor-to-ceiling window on the 2nd & 3rd floors as well.

Overall site improvements include a new sidewalk which allows access to the property from Jefferson Street. There is also a new surface parking lot which has access from the Alley between Jefferson Street & Meharry Blvd.
The property is scheduled for the 5/19/22 BZA Hearing. Be sure to subscribe for more on this and other Developments In & Around Nashville!
