The vision for Paseo South Gulch has become even more clear as new plans for the site were revealed. Plans were submitted for Towers 3 & 4 to join the revitalized Voorhees building and antiques mall. The site is located between 7th & 8th Avenues along Division Street.

According to the plan, the project aims to set a precedent for design quality in the rapidly evolving Nashville skyline and pedestrian realm.
“We have submitted an exciting proposal to Metro Planning that will enhance our vision for Paseo South Gulch, ensuring it becomes a pivotal “Live-Work-Play-Stay” destination in Nashville. The submission includes plans for the next phase at the Paseo; towers three and four – an office tower as well as a second multifamily tower. The plans include thoughtfully designed public spaces, an extension of the original Paseo concept, and seamless interconnectivity with our award-winning revitalization of the Antiques Mall and Voorhees building, the previously submitted hotel/condo project and our first multifamily tower, Prima, which is under-construction.

A request for final site plan approval and overall height modification of Tower 3 has been submitted. The request will permit a 30-story residential tower and 22-story office tower with shared parking and retail on the 1.91-acre site. The request was made by Earl Swensson Associates on behalf of the owner. Here’s the quick rundown:

Tower 3 will front Division Street and activate the once dormant 7th Avenue South. The retail circulation for the Residential Tower 3 is primarily at the corner of 7th Ave and Division Street. The remaining building functions along 7th Avenue S consist of access to utility spaces.
The vehicular entrance into the parking garage as well as the resident lobby is located on Division Street. The entrance is capped by a shared plaza between both Residential Tower 3 and the Office Tower 4.

Tower 4 fronts both Division Street & 8th Avenue South. The retail circulation for the Office Tower 4 is concentrated along Division Street. The Ground floor along 8th Avenue South will feature an expansive office lobby.

There is also a new plaza and pocket park with access from 8 South which connects to the pedestrian Paseo between Tower 2 and the Voorhees building. The retail components within the plaza are concentrated in the historic Voorhees building. There is also retail space between the Tower 2 and Tower 4.

The development will feature 4 major vegetated green roof scenarios. There’s a level 2 shared amenity over the parking entrance on division street. Tower 3 has rooftop amenities on levels 24 & 26. Tower 4 has a rooftop amenity on level 22.
