The 2-story office building located across from the Mall At Green Hills is slated for a mixed-use transformation. The project will also include the realignment of Crestmoor Road with Glen Echo Road. The property is located on 2121 Crestmoor Road and adjacent to Calvary United Methodist Church.



Over the past two years, the area surrounding the Mall has seen a slow but steady pace of new major developments. Recent development activity includes the Eden House Condos, a new senior living development, & Hillsboro Town Center.

A request to rezone the property to SP zoning was filed last week. Once approved, the request will permit a mixed-use development on the 1.15 acres site. The request was made by Smith Gee Studio on behalf of the Owner. Here’s the quick rundown:

Previous planning efforts for the site included 9 floors, 144 units, and 168 parking spaces. However, under the current proposal, the site proposes a max of 6 floors, 99 units, and parking per the current UZO standards. The development also anticipates all uses permitted by Mixed-use Zoning.
The plan shows lowering the ground floor to the street level which will allow for the continuation of the sidewalk. The mixed-use component, resident lobby, access into the parking garage, and loading bay are located along Crestmoor Road. Although the parking deck is 2- levels, it will only span the height of the ground floor. Levels 2 – 6 will include the residential dwelling units. The conceptual plans also shows the amenity decks, a tree buffer, and bioretention area in the rear of the building

Infrastructure improvements include bike lanes & 8 feet sidewalks with a 4-feet planting buffer. The plans also include realigning Crestmoor road with Glen Echo road. Crestmoor Road currently intersects with a Shopping Center.

The developer has engaged with local neighborhood groups, stakeholders, and Metro agencies for feedback on the proposed project. The development is scheduled for the 6/9/22 Metro Planning Agenda.
