The Reed District is a 2.7 Million SF mixed-use development that will transform the gateway into Midtown Nashville. The 12-acre development is set to become a destination with music, art, food and entertainment uses. Phase 1 of the project includes a mix of ground-up residential, office, and hotel projects. Additionally, it includes the adaptive reuse of the nearly century old Coca-Cola Building. The property is bounded by Church Street & Broadway.

In a request to the Board of Zoning Appeals (BZA), Hines is looking to both extend and expand the scope of the existing Zoning for the phased mega-project. The Reed Site is comprised of 33 individual parcels combined into 3 larger development sites (Parcels A, B, & C) that would be subject to the height special exception going forward. The request also includes four additional parcel numbers that were shown in the overall footprint but inadvertently omitted in the 2020 Approval.

Metro Zoning Code allows properties generally located between Broadway and Church Street to exceed the maximum height at the setback and the sky-plane limitations. The request to the BZA includes the following:
- To extend the exception granted in 2020 through 2024 given the global impact of COVID-19.
- An expansion of the height special exception to include additional parcels within the same overall footprint.
- To increase the maximum height for “Parcel A” from 19 to 20 stories.

According to the request, there is a total of 6 additional parcels. It includes the 4 omitted parcel numbers that were shown in the original plan and two new properties that Hines has recently acquired. The 6 properties include:

- 110 15th Avenue North
- 1406 Broadway
- 1408 Broadway
- 1510 Hayes Street – New
- 131 15th Avenue North – New


One additional change from the 2020 Order that is now being requested is to increase the maximum height for Parcel A from 19 stories to 20 stories. The 2020 approval states that heights of all structures shall be capped at 19 floors (Parcel A), 32 floors (Parcel B), and 39 floors (Parcel C).

Given that Parcel A is located within the T5 Center Mixed-Use, this sub-district provides that maximum building heights of up to 20 stories are generally most appropriate in this area. Overall, other than the increase in height for Parcel A by one story and the addition of the two new parcels, this application includes the same limitations/conditions contained in the 2020 Order.
