Pie Town has a rich history, much of which is preserved by placard signs and replaced with warehouses. Current development trends, however, point to Pie Town soon having a unique architectural identity unlike any other in Nashville. Designed by Hastings Architecture, T2 Capital Management has proposed a new 25-story mixed use development in the Lafayette Sub district. The project is located on 621 Middleton Street.

The 621 Middleton Street development is located next to Pie Town Condos, an 83-unit mixed use development by CA South Development. It is also the second major development announcement in the Pie Town area this year and is adjacent to some upcoming architectural stunners. The map below provides a glimpse into recent development activity in Pie Town.

Colliers Nashville announced yesterday that the collection of properties was sold on May 31, 2022 for 11.25 Million. The seller, Plaza Middleton Investments, LLC was represented by Vickie Saito, Senior Vice President of Colliers Nashville. The property brochure created by Colliers provides some interesting insights into the demographic shifts of the area.
A request was also submitted yesterday for an overall height modification for properties located at 621, 623, 625, and 633 Middleton Street, zoned DTC. Once approved the request will allow a 25-story residential building with retail space on the ground floor and a pedestrian paseo on the 1.2-acre site. The request was made by Hastings Architecture on behalf of the Owner. Here’s the quick rundown:

The development fronts Middleton Street, 7th Avenue S, and two alleys to the South & East. The plans are in the early stages and did not provide information on the number and type of units. However, it proposes 126,000 SF of underground parking on 3 levels, amenity decks throughout the building and ground floor retail.
The resident lobby is proposed on the ground floor along Middleton Street and is flanked by two large retail spaces to the East & West of the Lobby. The retail spaces wrap both ends of the building creating a more dynamic pedestrian experience.

Access to the Parking Garage is located in the alley in the rear of the building. There is one level of public bike and vehicular parking which sits above the 3 levels of parking underground. The loading area is also in the rear of the building.
The project will add pervious spaces throughout the development. This includes a new tree line on 3 sides of the building, a large green space next to the paseo, plazas on the 3rd & 4th Floor, the amenity deck, and sky lounge.
