Post pandemic hotel development is booming in Downtown Nashville. A newly proposed 35-Story , 752-key hotel tower is slated for a portion of parking lot located at the corner of 8th Avenue South & Demonbreun Street. The property sits directly adjacent to 4 other hotels: The JW Marriott, Cambria Hotel, and the duel-branded 1 Hotel & Embassy Suites. It’s also located next to the Music City Convention Center.


Designed by HKS, the tower’s architecture is defined by a canted façade along Demonbreun Street. The canted façade provides building setback by creating a diagonal building façade on a single plane. The building’s skin proposes a unitized curtain wall system which is comprised of sloped metal panels and large punched windows. The building façade system can be seen in the image below.

A request for concept plan approval was submitted for the collection of properties located on 8TH Ave South. Once approved, the request will permit a high-rise Hotel on the 0.61 acres site. The request was submitted by Kimley-Horn on behalf of the property owner. Here’s the quick rundown:

The plans indicate that a new port cochere will be located on 8th Avenue S which invites you into the Hotel arrivals area. The Lobby entrance is proposed under the covered entry as well which would provide some traffic relief from 8th Avenue S. There is also a combined 3,300+ SF Lobby Restaurant & bar proposed on Demonbreun Street and will feature an entrance canopy. The restaurant also includes a 1,600+SF mezzanine which overlooks the restaurant and bar.

The Architects take full advantage of the small building lot and proposes more than 48,000 SF of event space. There are dedicated meeting rooms on Levels 2 & 4, a 14,000 SF exhibit hall on level 3, and two large ballrooms with meeting rooms on levels 5 & 6. Each level has a large prefunction area and are all connected by a monument escalator from the Lobby to Level 6. There is also an 8-bank elevator and restrooms proposed on each level as well.
Levels 7 & 8 features the hotel amenities spaces. Level 7 includes both a 1,903 SF Fitness center and a 3,832 SF Spa. Level 7 then opens up into a 5,300 SF Rooftop Lounge and bar. There is a terrace which overlooks Demonbreun Street and a covered outdoor deck which overlooks 8th Ave South. There is also an expansive pool deck with multiples seating configurations and landscaped areas. Levels 9 – 34 primarily includes the guest rooms and level 35 the mechanical penthouse.

The Ground floor landscape plan includes the addition of a new tree line, bike racks, sidewalks, curb & Gutter, as well as milling & repaving of the street along Demonbreun & 8th Ave South. There are also 3 levels of underground parking with access from the public alley. The hotel brand has not been officially announced.
