Stockyards is a newly proposed mixed-use development in the vibrant Germantown neighborhood. The project is located at the former home of the Tennessee Social Services Center. The addresses of the 2-phase project are 900 & 1000 2nd Avenue North.


The site is comprised of two parcels which were purchased from the State of Tennessee. The two parcels are split by a segment of the Cumberland River Greenway which connects to such destinations as the Sounds Ballpark, Downtown Nashville & Metro Center to name a few. The existing buildings on both sites have been demolished. Phase one is located on 900 2nd Ave North; it is the parcel to the South closest to Downtown.

The project is in the second of 3 anticipated phases of review with the Metro Development & Housing Agency (MDHA). The project received committee approval in February of this year on the following:
- Building Massing
- Bonus Height & Setbacks
- Balconies
- Unit/Parking Count
- Conceptual Design
The Team intends to receive approval in this month’s MDHA committee review on the following components.
- Landscape Plan
- Greenway development
- Latest building renderings
- Proposed building materials .
Designed by EOA Architects & Manuel Zeitlin Architects, the Team set out to create a project that creates meaningful engagement between the existing neighborhood, the river, and Greenway. Additionally, it will activate the site with retail, live/work opportunities, and a sustainable design with a range of unit sizes. Here’s the quick rundown:

The project will stand a total of 6 stories, however there is a planned setback on level 6 facing Stockyard Street. The project includes a fully concealed parking deck with access from Stockyard Street as well. Proposed building materials include modular brick along the base of the building with a combination of painted cement panels, cedar, & spruce wood panels.

Second Avenue is activated by a section of live/work units, amenity space and the leasing office. The Leasing office also wraps along the Northern face of the building.

The North face of the project also includes a section of live/work units and amenity space. It features a courtyard with pool deck, a dog park, and expanded plaza along the greenway.

The East façade of the building faces 1st Avenue N and the Cumberland River. The main stretch of Greenway is also along this face of the development. Site improvements along 1st Ave N primarily consist of landscaping.
The project is anticipated to appear on the 6/21/22 MDHA Design Review agenda.
