Tennessee as a whole has embraced a car-centric culture. The latest study to help ease traffic congestion in the Nashville region involves potentially deploying Hot Lanes. These are often privatized “express” lanes which essentially allows you to pay a variable rate toll to drive the speed limit. Those tolls in other cities have been as high as $50 to use during peak times. However, the reality is that hot lanes turn cold as they often come to a halt at ramp exits to merge with the rest of traffic. WeGo Transit has made strides in providing optimal service and new facilities with the resources it has. However, the frequency of the bus service and challenges with traffic congestion often makes driving a faster option.
This is where the Greenways trail network truly becomes Nashville’s next best option for transportation growth. The Greenways network surrounding the city core will become a busy thoroughfare for getting around Nashville. With more than 4,200 units in the works (and more in the pipeline) along the featured greenway segments, it will soon become a major transportation resource.


This article provides insights into projects which are either planned or under construction along three major trail segments that lead into downtown Nashville. Those trail segments include the following:
- MetroCenter Levee Greenway
- Cumberland River Greenway
- Rolling Mill Hill Greenway
Additionally, this list of projects primarily focuses on development along the West Bank of the Cumberland River. MetroCenter Levee Greenway

This segment of Greenway provides the longest stretch of uninterrupted trail of the three segments featured. The existing trail segment is primarily situated in the MetroCenter sub-district. However, it includes ambitious plans for connectivity across the river to the River District development along West Trinity Lane (Pictured below).

Additionally, the Greenways masterplan includes a network which will provide trail access on both sides of the River. The map below shows a snapshot from the Greenways Masterplan; the existing segment is shown in green while the planned trail extensions are shown in purple.

Development Rundown
550 Great Circle Road

EJF Capital LLC and Chartwell Residential is set to develop a new multifamily development in Metro Center. The Joint Venture recently announced the close of a $67 million construction loan from Synovus Bank. The development is located at 550 Great Circle Road, on the former Watkins College campus. The existing buildings have already been demolished.

Grand Oaks At Great Circle

Grand Oaks At Great Circle is a new 16 acre multifamily development by Southeastern Development Associates. Located in the MetroCenter neighborhood, Grand Oaks will add 467-units to the growing riverfront community. The property is located on 341 Great Circle Road. Hardaway, a familiar name in Nashville multifamily construction, is the contractor.

The Ivy

New York real estate investment firm, The Sason Organization, unveiled its plans to revitalize the 5-story office building located at 2 Vantage Way in MetroCenter.

ALTA Riverwalk

Construction progress is well underway at ALTA Riverwalk; the trail-oriented development in Metrocenter. Foundations for the four buildings appear to be complete and framing activities have started on two of the four buildings.

Cumberland River Greenway
This segment of Greenway currently has the highest level of investment as it relates to new development activity and funded infrastructure projects. The River North development on the East Bank is the future home of Oracle’s new Nashville campus and will create a multimodal bridge to the massive Neuhoff development on the West Bank. Together, the two mixed-use districts and its adjacent developments will create a truly walkable destination. The image below includes both conceptual and planned renderings of River North on the East bank.

Here’s a look at current development activity along the Cumberland River Greenway. Given the length of Greenway, the trail is separated into two maps.

Modera Germantown

Phase I of Modera Germantown will offer 400 one, two, and three-bedroom apartment homes with an average square footage of 890; a second phase will be developed at a later date. First move-ins for Phase I are projected for late 2022 according to the project website.
Neuhoff

Neuhoff Germantown is a new mixed-use District along the Cumberland River Waterfront. Blocks 1 & 2 ( closest to the river) includes a new mixed-use office building & the adaptive reuse of the former Neuhoff meat packaging plant. Blocks 2 & 3 (shown below) will introduce 542 residential units to the development and are also under construction.

Toll Brothers is gearing up to transform multiple vacant lots, divided by a segment of Greenway, into a new mixed-use development. A request has been submitted to rezone from IR to SP zoning for properties bordering 2nd Avenue North & Van Buren Street. Once approved, the request will permit the 303-unit mixed use development on the 2.99-acre Germantown site.

Second Avenue Redevelopment

Renderings were published which provided a glimpse into the future of site impacted by the Christmas Day Bombing in 2020. The design is led by STG Design. Mayor John Cooper also unveiled a community vision for historic downtown that includes better sidewalks and a restored tree canopy. Four architects – Kem Hinton, Cyril Stewart, Gina Emmanuel and Ron Lustig – created the concept, which is based on local artist Phil Ponder’s “Market Street Too.

Rolling Mill Hill Greenway

The Rolling Mill Hill Greenway is a smaller segment of Greenway but has a large concentration of new high density residential. Peabody Union is the latest mixed-use development which includes a 27 story tower. There a two other new developments nearby which will reach as tall as 39 -stories. Similar to the MetroCenter Levee Greenway, the long-term vision for this segment will also provide access on both sides of and extend further down the Cumberland River.

Peabody Union

Peabody Union is set to become a distinctly unique destination along the Cumberland River Waterfront, in Downtown Nashville. The development will feature a mix of chef-driven dining, curated retail concepts, innovative office space, and luxury residences. Peabody Union will be surrounded by acres of open space and is adjacent to the Rolling Hill Mill and Cumberland River Greenways. The project will create a new walkable district with its own sense of place in the emerging “Lower Downtown District” of Rolling Mill Hill coined “LoDo” by the developer.
