M2 Development Partners is moving closer to bringing The Ritz-Carlton to Nashville; a distinction held by only a handful of major cities. Designed by SOM, the 1.2 million SF development will include a 5-star Ritz-Carlton Hotel, Ritz-Carlton Residences, as well as rental apartments. The two-tower development is situated around Korean Veterans Blvd. (KVB) Circle on 727 KVB Blvd.

This new landmark destination includes a 46-Story tower which will feature the 5-star Ritz-Carlton Hotel & Ritz-Carlton Residences. The second tower will reach 32-stories and will feature rental apartments. The two towers sit above the 2 levels of hotel ballrooms, meeting rooms, and an underground parking deck.
The development will serve as the first hotel to anchor KVB Circle proper. It joins a slate of planned residential/hotel developments in the area as well as planned development projects along KVB Circle. The map below provides a sample of adjacent developments.

A request for final site plan approval has been submitted for the 1.24-acre site. Once approved, it will make way for the construction of the new mixed-use development. The request was submitted by SOM on behalf of the developer. Here’s the quick rundown:

Overall common areas include 5 levels of below grade parking, and multiple lobbies with different functions. Both lobbies for the hotel and rental apartment tower is located on KVB Blvd. The Condo lobby is located on Lafayette Street while the lobby for the ballrooms is located within the Porte Cochere. Each lobby has a Port Cochere and are interconnected. They provide both flow and balance between building function and the movement of people and vehicles.

The Function lobby is located within the porte cochere and has its own Function elevator lobby as well. Those elevators will bring you up to levels 3 & 4. There you will find a 2-story Grand ballroom and a galley of junior ballrooms and meeting rooms of different sizes. Light enters the space through expansive window walls and 2-story prefunction spaces.

The ground floor of the hotel features a 2-story lobby, punctuated with a winding monument stair leading up to level 2. There are also elevator lobbies for the hotel and the roof top restaurant. The 2nd level features a hotel lobby bar, dining, and back of house prep space. Level 5 features an expansive spa and fitness center experience.

Level 5 also includes a pool deck amenity with bar, kitchen, and lounge areas. Levels 6-14 will feature a mix of hotel rooms and executive suites. Levels 15-17 features even larger rooms with the addition of deluxe suites and a clubroom on level 17.
The ground floor of the Ritz-Carlton Residences will feature the resident lobby, mail and package rooms, and offices. There is a separate residential elevator lobby that takes you up to the residential node. The first stop on the residential elevator brings you to the level 18 amenity deck. It features a large lounge area, private dining room, a boardroom, workrooms, an outdoor terrace, as well as a second amenity pool deck.

Levels 19-30 includes 1, 2, & 3-bedroom residences. There are approximately 7 residences per floor and will be some of the largest offered in the market. Floor plans feature long corridors, spacious bedrooms, large living areas, and expansive balconies. On levels 31-42, two of the 2-bedroom residences, becomes an even larger 3 bedroom residence.
Levels 43-45 is where most people would dream to live but is likely only attainable by high-net-worth buyers. There are 3 penthouse residences on these floors, one of which takes up half of the floor plate. Level 46 features space for a future rooftop restaurant tenant.

The ground floor of the East Tower has a large resident lobby with two levels of restaurant/retail space. The details from the spacious floorplans of the West Tower are carried over into the East Tower as well. Levels 3- 16 features 1 and 2-bedroom residences with 7 units per floor. Level 17 includes the amenity deck and features a fitness center, movement studio and outdoor fitness area. The residences continue through levels 18-31 and is capped by a rooftop pool deck amenity, lounge and private dining areas.

Landscaping is creatively integrated throughout the design. The verticality of both towers is broken up by what the plans define as greenbelts. The green belts are recessed 5 feet from the building’s façade and allows space for more light and tall vegetative elements. There are other landscaped areas and pervious surfaces located throughout the towers. There is also a small park area proposed at the corner of Peabody & Lafayette Street. All of these elements contribute to sustainability through LEED as well as contributed to the approval of bonus height.
