Located minutes to Downtown Nashville, The Finery is a new 415,963 square feet mixed-use campus in Wedgewood-Houston (WEHO). The much-anticipated development is in the center of the WEHO transformation and will soon bring 383 multifamily units over a mix of creative offices, retail, and entertainment spaces. It also includes ground floor retail at T3 Wedgewood-Houston, the mass-timber office building one street over. The property is located at 622 Merritt Avenue.


Wedgewood-Houston is in the midst of a rebirth as investors take full advantage of the benefits afforded through Qualified Opportunity Zones. Nearly the entire neighborhood falls within the Nashville South Opportunity Zone according to the Greater Nashville Regional Council.
The benefits of Opportunity Zones, combined with its great location, has resulted in an evolution from lite industrial uses and a maker-community into an innovative center for creative mixed-use development. Many of the new developments embrace the community’s past through creative office, live/work options, adaptive-reuse construction, and modern architectural interpretations from its industrial past. Brokered by Ojas Partners, current retail at the Finery includes a little over 17,000 SF of Retail Flex space. This is shown as Zones 1,2, & 3 in the image above. Retail is located along Gray Street, Merritt Avenue, the eastern-most public alley, and an open-air plaza. Overall, the Finery is divided into three building segments each defined by its distinctive façade and connected through a plaza and its sky bridges.

Sources affiliated with the project have confirmed that the Developer has elected to reprogram more than 16,299 SF of ground floor office space into retail flex space. The office space is located on the ground floor of the building with the green facade (shown in the image above).
This brings the combined total of the now 4 retail zones to more than 33,000 SF. If you add the retail at T3 Wedgewood-Houston, noted as Zone 4, that brings the total retail to more than 38,000 SF for the development thus far. The expanded retail is highlighted in the diagram below in blue.

Retail Zones 1 & 2

Retail Zones 1 & 2 are located along Gray Street and the East Public Alley. This retail gallery is placed at the gateway of the Finery’s open-air plaza. The open-air plaza connects to an existing plaza across the public alley with food & beverage options and leads to T3 Wedgewood-Houston.
The retail shell spaces are highly flexible and can be demised to accommodate several tenants. The layout shown above accommodates 4 food & beverage retail shells each with its own kitchen. There is also a separate kiosk located within the plaza. The gallery below shows a view of the kiosk and flex spaces 1 & 2 on the ground floor.
The retail shell spaces within Zone 1 range from 1,400 SF to 5,600SF and features a variety of both indoor and outdoor seating configurations. Combined, Zones 1 & 2 will include nearly 15,000 SF of ground floor retail.

Retail Zone 3

Retail in Zone 3 is located at the corner of Merritt Avenue and the West Public Alley. The Boutique retail shell space in this zone is proposed as a single flex retail shell. The space is located in the building defined by its dark colored brick. The boutique retail shell space shares the ground floor with the Leasing Center, as well as entrances into the parking garage, building lobby, and the interior plaza. At 2,367 SF the space is marketed towards soft retail and other boutique outlets.

Expanded Retail Area

The space converted from Office Lofts to Retail Flex space is highlighted in blue above. The retail shell space is located in the building defined by its green façade. The expanded retail will feature 360-degree activation as it faces Merritt Avenue, the East Public Alley, and the open-air plaza.
The layout is demised into 4 different spaces which range in size from roughly 2,500 SF to 6,500 SF. The high ceilings lend itself to creative interior layouts with potential mezzanines. The combined 16,200 SF retail zone is highly visible and will serve as an anchor for the retail offerings at the Finery.
