Local Developer CA South looks to expand its footprint in Downtown Nashville. Conceptual plans have been submitted for a brand new 11 story mixed-use development. Located at the corner of 4th & Elm streets, the new development proposes 176 residences featuring substantial retail space and street level live work/units. The address is 712 4th Avenue South.
Located in the Lafayette Subdistrict, the site has direct access to major connector streets into downtown Nashville and is located near a mix of new retail and development activity. This also marks the second development announced in the Lafayette subdistrict for CA South Development.

A request for concept plan approval has been submitted for the 4th & Elm Street site. Once approved the request will permit the mixed-use development zoned DTC on the 0.07 acre site. The request was made by Reztark Design Studio, on behalf of the developer. Here’s the quick rundown:

The prominent façade of the development faces 4th Avenue South and will activate the street with more than 11,000 SF of retail as well as the resident lobby and leasing center. The project also features street level live/work units which primarily face Elm and Ash streets. The alley provides access to the loading dock, and the parking garage.
The building podium sits nearly 25 feet from the lowest point and features a pool deck amenity, fitness center, lounge areas, and outdoor terrace above it. It will also provide double height retail and live/work spaces on the ground floor. The level 1 podium is then capped by a mix of 1, 2, and 3-bedroom residences. The image below provides context into how the live/work units and retail will activate the public realm.
The stepped podium design provides articulation of the façade, maximizes the corner units, provides southern daylight exposure for the rear facing units, and creatively provides the required spacing from the planned adjacent development. The design also includes vertically integrated landscaping, green spaces on the upper levels, and a new landscaped streetscape.
The developer is looking to achieve three additional floors using the bonus height program. This is executed through public parking space, underground parking, and pervious surfaces.
