CA South is releasing the first 10 residences at HYVE Condominiums (HYVE) for presale. The upcoming 6-story building is located in the Pietown neighborhood and served as the catalyst for new multifamily development in that area. HYVE will offer 83 large-format residences with unique, first-to-market floor plans and sweeping views of downtown. The building is located at 629 7th Avenue South.

According to CA South, Downtown Nashville has sustained a nearly 70% population growth from 2010 to 2020 with an 82.9% renter occupied housing mix. Financing for the project was arranged in partnership with Promanas Capital & CA south. The project broke ground in 2022 and is expected to be complete by 2nd Quarter of 2023.
The project sits next-door Third Man Records, Jack White’s independent record label, and just down the street is City Winery, the destination event center for concerts, dining, and wine tasting. It is also a short walk to Nashville’s iconic Broadway corridor and the Gulch.
With a design aesthetic modeled after the Edition in Los Angeles, the exterior has a bold design while the interior offers a unique living experience. Designed by Alex Pettas and Barnett Design Studio, the residences at the HYVE include 1, 2, and 3-Bedroom condos with a mix of flats and penthouse floor plans. Each residence features a unique view of Nashville, many with expansive balconies including some with double heights.
The entrance into the Basement Level Parking garage is located near the intersection of Middleton Street & 7th Avenue South. Retail/office space is located on the basement level and level 1. The spaces feature storefront windows that front 7th Avenue South and create a combined 6,702 SF of office/retail space. Level 1 also features a public circulation terrace that spans the length of the building façade. Some of the building uses on level 1 include:

The residential units primarily occupy the next 5 levels, although level 5 features two-level residences with mezzanines. The “penthouse” or mezzanine units typically feature nearly 18-foot ceilings in the living areas. The mezzanine levels are typically over the kitchens and feature a bedroom and full bath. It also allows for the tall ceilings in the living areas.
HYVE also features an impressive amenities package, including a pool with private cabanas (also available for purchase), owner storage units, yoga studio, co-working spaces, fitness center, clubhouse, and conference room.
Avenue Construction is the contractor for the development with crews working at full force. Defining design characteristics of HYVE are now starting to show both inside and on the exterior of the building. Here is a look at the current progress at HYVE.
