Nashville Developer Vintage South is on track to bring 93,000 square feet of new commercial space to The Nations neighborhood in West Nashville. Stateline Nations is an adaptive reuse development located at the site of the former Nashville Lumber Company warehouse. The project fronts Centennial Boulevard, which is one of two commercial main streets in the Nations. Stateline will continue the transformation of the Nations’ northern edge; once complete it will offer boutiques, eateries, offices, and breweries. The project is located at 5300 Centennial Blvd.


The Nations is on its way to creating a true micro-economy as development densities range from creative offices, multifamily, single family, retail, and restaurants. Many of the larger projects involve either the adaptive reuse of existing commercial, or infill of previous brownfield sites. This has resulted in a unique neighborhood experience unlike any other in Nashville.

Designed by Centric Architecture, the project maintained most of the buildings original one-story structure. By utilizing the building’s double-height ceilings, the architects were able to add a second level as well as provide covered parking on the first level. There is also an addition on the front of the building which features the iconic exoskeletal structure. The addition extends the square footage of the new 2nd level and creates both covered parking and the retail shell spaces below.
During the tour Andrew Moreton, COO of Vintage South, explained that the overall design of Stateline was in response to the Pandemic. The main level (Level2) connects the office spaces through open air breeze ways so that multiple tenants could occupy the space and reduce the need to quarantine due to close-contact.

Commercial leasing at Stateline Nations is brokered by Sagemont Real Estate. Trent Yates, Partner at Sagemont, also announced that philanthropic clothing brand ABLE has signed leases for 8,279 RSF of corporate office space and 2,284 RSF of retail shop space. Overall, Stateline is comprised 4 large office shells on level 2 which are connected through open-air breezeways. The breezeways also have tons of character (pun intended) by exposing the existing structure. Each of the 4 office shells have their own vestibule and restroom banks.
Level 1 primarily consists of retail/restaurant space which fronts Centennial Boulevard and covered parking for visitors and tenants. There are two outdoor elevators as well as monument stairs located throughout the building.
