Minnesota-based Roers Companies has filed plans for a new 29-story tower located in Midtown’s Music Row neighborhood. This announcement marks the 5th tower in Midtown by the Minnesota-based developer this year. The property is situated adjacent to the Roundabout Plaza office tower and bordered between 16th & 17th Avenues. The property address is 116 17th Avenue South.


The property has essentially remained unchanged for nearly two decades, apart from minor updates to its facades. The last notable real estate transaction was in 2003 when it sold for $1.8 Million according to Metro records. Designed by Hastings, 16th & McGavock will look to elevate this half of the city block with a mix of retail and multifamily, with the potential for hotel uses as well. Preliminary plans also include the potential adaptive reuse of the buildings closest to 17th Avenue South. 16th & McGavock also joins the growing list of new towers South of the Reed District & Beaman megaprojects. A request was recently submitted to rezone from CF to SP Zoning for the collection of properties which are located within the Music Row Urban Design Overlay District and Arts Center Redevelopment District. The SP zoning will provide for vibrant, appropriate housing density that transitions between the Midtown and Music Row neighborhoods. Additionally, the SP also allows for a transition of height that is positioned to provide light and air between towers, according to the submitted plans. Once approved, the request will make way for the new mixed-use development on the 1.17-acre site. The request was submitted by the Roers Companies on behalf of the property owners. The overall project fronts McGavock Street and sits across from Placemakr Music Row. The pedestrian realm is activated by street level commercial spaces which occupy nearly the entire length of the building. The building lobby and parking entrance are located near the adaptive reuse building on 17th Avenue.

Preliminary site improvements include new sidewalks, tree grates, and space for outdoor dining. One major change will be the elimination of the parking lane on McGavock Street. The parking lane will be replaced with a new two-way protected bike lane while the two active driving lanes will remain. The plans did not indicate how the street will accommodate drop-off at the adjacent property or alternate site plans for drop-off if the site elects to include hotel uses. This may be an important consideration as 16th & McGavock appears to provide limited parking and rideshare will be heavily used by both properties.
