Front Street Partners, LLC has submitted plans for a new riverfront development named Riverside At MetroCenter. The 590-unit phased development is situated at the northwest gateway of Clarksville Pike and the Ted Rhodes Golf Course. The project address is 0 Clarksville Pike.
This marks the second project on the Northwest side of the golf course. Developer Wedgewood Avenue recently announced plans for 150-units along Ed Temple Blvd on the westernmost edge of the Golf Course. Together this brings a total of 740 units between the two projects. This project also joins the growing list of developments along the Cumberland Riverfront in North and West Nashville.
According to Metro documents, the property last sold in December of 2017 for $1.3 Million. A request has been submitted to rezone the property from R6 to SP zoning. Once approved, the request will permit the 590 multi-family residential units, on the 12.99 acres site. The request was submitted by Catalyst Design Group on behalf of the property owner. Phase 1 of the project includes 281 units spread across three buildings and 453 surface parking spaces. The unit mix includes 1, 2, and 3-bedroom units. Phase 2 of the project includes 309 units proposed in a single building structure. This building has a 6-level parking structure with 474 proposed parking spaces. The unit mix also includes 1, 2, and 3-bedrooms.
The preliminary plans didn’t indicate building amenities. However, the site plans show that the project is located directly next to the MetroCenter Levee Greenway. This walking/biking trail will provide a direct connection to Germantown and Downtown Nashville. Overall site improvements include substantial natural stormwater management controls, a dog park, and pervious pavers.
The project is slated for the 1/12/23 Metro Planning Agenda.
