Local retail leasing broker, Ojas Partners, has been busy creating the retail experience at the 378-unit development, Modera Gulch. The new mixed-use development is slated to open this year and has leased nearly the entire 21,000 SF Of retail space. The project is located on 810 Division Street.


The building lobby is located on Division Street closest to Party Fowl. The 15-Story building will offer a mix of studio, 1, 2, and 3-bedroom apartments and a 532-space parking garage podium. The 5-story podium garage is concealed with liner units on the main roads and is capped with an expansive amenity deck on level 6.
Building amenities include a large Bike Maintenance & Storage Room, outdoor swimming pool, rooftop deck, barbecue area with picnic tables, clubhouse, game room, cybercafé, conference room, coffee bar, rooftop dog park, and a pet spa. A club-quality fitness center includes a yoga/Pilates studio, TRX system, group fitness area, and individual training. The development also joins some recently completed multifamily developments on Division Street.

Asheville, North Carolina-based, Hi-Wire Brewery will anchor the retail center with frontage on both Division Street and 9th Avenue North. San Antonio, Texas-based, High Street Wine Co. will join Hi-Wire Brewing on 9th Avenue North along with an unannounced committed retail tenant. There are two retail shells remaining which includes 1,162 SF on the street level and 3,724 SF on level 2. Women-focused fitness studio, P.volve will join Hi-wire on Division Street along with two other soon-to-be-announced fitness & wellness tenants. Here’s the quick rundown:

Construction Progress

Construction of Modera Gulch started in December 2020 with move-ins slated for this year. The project replaced a small single story commercial building which which had been vacant for a couple of years prior to construction. Here is a look at current construction progress at Modera Gulch.
