Modera Germantown is a new 2-phase, 800-unit luxury apartment community along the Cumberland River in Germantown. The development will feature 14,000 SF of street-facing retail activation that will make it an energetic and attractive place to live, eat, and shop. Both Phases 1 & 2 of Modera Germantown will include 400 units with amenities and parking. However, Phase 2 will feature the retail plaza and other public outdoor amenities. The development is located at 1410 Adams Street.

The Germantown riverfront is in the midst of an evolution from its previous industrial roots into a vibrant community of both adaptive-reuse and new-construction projects. Equally important, once the new multimodal bridge across the Cumberland River is complete, it will soon become an extension of River North and the massive redevelopment along the East bank. Located at the intersection of Adams & Van Buren Streets, Modera Germantown is in the heart of this new development activity.

“Modera Germantown is one of the most exciting projects in the neighborhood. The ground floor shell-space of Modera Germantown is divided into 4 commercial spaces which sizes can change depending on the tenant. The Shell Space noted as Commercial – 4, also has 1,770 SF of outdoor plaza space.

The shell space at the corner of Van Buren & Adams Streets (shown as Commercial 1 above) already has a committed restaurant tenant. The pedestrian experience is created through the retail plaza and public access to the riverfront. The outdoor retail plaza circulation is elevated slightly above the sidewalk. This will help reduce the amount retail activity on the public sidewalk. The pedestrian experience extends onto the river front with sidewalks, tree canopies, and foot bridges over the landscape buffer zone. The riverfront plaza also has access to a new segment of Greenways Trail.

The retail shell spaces feature outdoor canopies with varying degrees of coverage. The retail plaza has space to accommodate both pedestrian circulation and outdoor dining. That can be seen in the image above.

Although Adams Street is only 3 blocks long, upcoming and existing adjacent development creates a micro central business district of sorts. There are nearly 1,000 new planned residential units, 800,000 SF of Office, 160,000 SF of retail, and an evolving Greenways trail network. It is currently home to existing retail options such as local favorites Midnight Brewing & The Optimist to name a couple.
