Buchanan Street Site Eyed For Redevelopment In North Nashville

Plans are being considered for the adaptive reuse of 4 vacant warehouse parcels in the heart of North Nashville. Located at the busy intersection of Buchanan Street & Dr. DB Todd Jr. Blvd, this development represents a unique opportunity for the North Nashville neighborhood.  For reference the east-end of the property sits next to Ed’s Fish & Pizza House along Dr. DB Todd Jr. Blvd.

A request was recently filed to rezone from Commercial/Residential (CS and RS5) to SP zoning for properties on Buchanan Street. Once approved, the request will permit a mixed-use development on the 1.12 acres site. The request was filed by Centric Architecture, on behalf of Bonadies Urban Development and W&R Investments. The plans call for the rehab and update of the existing buildings, new infill construction to tie them together, and the addition of a second level. A new permeable paver parking lot is proposed across the street.

Level 1

Level one is broken into two separate building segments, primarily using the existing buildings. The plans appear to allow flexibility for multiple tenants and square footage options.

Fenced-in area will become new construction infill and feature an elevated walkway, breezeway, and green space.

Level 1 also features an elevated walkway with proposed cafe styled seating. The elevated walkway surrounds the green space feature which is currently an open lot on Buchanan Street. The bioretention pond within the green space will collect approximately 14,000 SF of roof surface area flow. There is also a breeze way that allows access to the rear of the building as well landscape improvements.

Level 2

The Level 2 addition is comprised of the new construction infill.  The plans propose two large tenant zones, a common restroom, elevator, and egress stairs from both zones.The image below shows the proximity of the parking garage to the new development.
