Local Developer GBT has announced the completion of the 24-story office development – ONE22ONE. The office tower commands attention as the new landmark punctuates the Nashville skyline along the interstate. GBT Realty’s tower was funded by major national organizations Mack Real Estate Credit Group along with Koch Real Estate Investments, GBT Realty’s limited partner. The project is located on 1221 Broadway.

GBT tasked architecture firm Gresham Smith to rewrite what was possible in the Nashville office market. As a result, the new glass structure, known for its iconic folding glass façade, has instantly become a Nashville landmark.

ONE22ONE is centrally located in the Gulch providing an amenity rich experience to building tenants. The walkable Gulch neighborhood has more than 490 available daily bus trips, 10,000+ jobs located within a half mile, and more than 20 restaurants within a 3-block walk of the new tower. In addition to a large-scale urban Whole Foods Market across the street, the Gulch has multiple mixed-use residences and hotels in the pipeline. The new office tower will feature Class A office space with ground floor retail and direct access to I-40 and downtown as well as the Gulch. Visitors are greeted with a sleek and modern lobby reception area within the Grand Porte Cochere. The design of the Covid-Era office tower features cutting edge independent HVAC systems and a near touchless experience including elevator dispatching and gateless parking technology.
Interior amenities include a spa-like fitness center with showers and lockers, tenant lounge with workspace and grab and go market, outdoor amenity deck overlooking downtown, wellness room, and state of the art conference facility.




ONE22ONE had previously announced FirstBank as a tenant, which will lease 52,000 square feet on floors 13 and 14. This will include the headquarters of FB Financial Corporation (NYSE: FBK), the parent company of FirstBank.

The building will also be home to internationally acclaimed restaurant, Chotto Matte, who has leased 11,000 sf of its first and second floor retail. The iconic restaurant brand has 5 other locations in the US as well as locations in the UK and the Middle East. Soon-to-be announced tenants will be taking approximately 120,000 sf, leaving approximately 200,000 sf available for lease. CBRE brokers marketing the office space include Frank Thomasson, Taylor Hillenmeyer, Janelle Gallagher, and Byran Fort.
